In the mean time outlined below is a summary of some helpful information.

Preparing your home for selling

  • Ensure the exterior to the property is well maintained, paint the front door if needed and polish locks, handles etc. It is one of the first encounters a potential buyer has with your home – remember first impressions are crucial.

  • Place fresh flowers, fruit and perhaps have a pot of fresh coffee on, these add a homely and welcoming feel to the property.

  • De-personalise your home – remember it is your home not yet theirs, remove some family photos etc.

  • Blank Canvas - You need potential buyers to see your home as possibly how they would like it and best it suits their life style, de-clutter,

  • De-personalise and perhaps consider carrying out some minor redecorating i.e. use neutral colors on walls and show off any original or unique features.

  • Make sure your bathrooms and kitchen/utility areas are spotless. Make sure all toilet seats are down, touch up any marks on walls etc, wash ceilings if needed.

  • Check all windows and doors are opening and closing properly.

  • Polish floors and clean carpets if necessary.

  • Remember your goal is to make you house more appealing to a wide scope of potential buyers but there is no need to entirely redecorate your home. A few cosmetic changes is all it usually takes!

Preparing for viewings and buying

  • Take the time to research the property and the area it is located in, this avoids wasting your time looking at a property likely to be unsuitable.

  • Be clear with you estate agent as to your requirements. Remember they are working for you too and usually have a large database of properties for sale and can provide helpful advice.

  • Visit your favourite properties twice; people tend to have a more grounded approach to second viewings.

  • Arrange viewings for during the day, it will allow you to have a better look at the property.

  • Don’t view properties on your own if possible, bring a reliable friend or family member; they may spot things you might miss.

Have a list of questions prepared

for example;

  • How old is the house?

  • Ask what fixtures and fittings are included in the sale price?

  • Is there central heating and how is the water heated?

  • When was the boiler last serviced?

  • Ask the sellers why they are moving?

If you are borrowing money in order to purchase your new property the lending agency will require a valuation report to ensure the property is worth what you are going to pay for it. Hire a reputable professional valuer to carry out this task.

Another professional to contact is a structural surveyor. They will be able to access all aspects of the property.
